With all the rain we've had this season, it's no wonder clients are calling us this winter about mold issues with their properties.  In this case, a tenant phoned her landlord complaining of mold growing on her contents being stored in her bedroom closet.

The landlord contacted us for a moisture inspection of the property. When we inspected it we found no active water sources, but the humidity in the house measured ~ 74%.

To avoid mold issues, the EPA recommends you keep humidity levels below 60%, preferably between 30% - 50%. 

In the case of old homes that may not contain insulation in the walls, running a dehumidifier can go a long way as a temporarily measure to prevent mold.

A customer called us to inspect his ceiling after water damage on the second floor of the house affected his living room ceiling. He was pretty handy and was considering replacing the ceiling on his own. Luckily he spoke with us beforehand!  If your house was built before 1978, it's possible it was built with materials containing asbestos which can be extremely hazardous if not handled properly. The owner of this townhouse was dusting her ceiling when she accidentally broke a fire sprinkler.  The water flooded her unit and affected 4 lower level garages in her building.  This is an example where we worked for two customers simultaneously:  The property manager for the garages and the homeowner for her unit damage.

Helping a customer who unfortunately ignored a small leak in the seal around his bathtub in Milpitas. Now he is dealing with a large amount of water and mold damage. We are helping with mediation and reconstruction.

One of our clients called us for a routine HVAC vent cleaning for his home in preparation for the winter. Imagine his surprise when we opened up one of his vents to find out a contractor he hired for previous work had been using a vent for their construction debris!

You wouldn't think an ordinary bathroom fan could cause a fire, but it can happen.
